Goal:
Two existing leaks were known in the buildings administration area but the exact locations of these could not be identified. Detec New Zealand were engaged primarily to track these down however we felt it was prudent to undertake a full survey of the torch on membrane roofing to give a clear indication of the state of the roof; especially considering this was at least 30 years old and recently had scaffolding erected over it.
Outcome / Solution:
The scan investigation not only identified several locations where the membrane was separating at sheet laps but also how fractures were beginning in neighbouring seam locations and failures / breaches were occurring. Additionally isolated punctures / cuts were also found. Although in most instances evidence of water ingress was not yet present from the underside, the breaches were able to be identified and remedial action could be taken before any further damage could occur.
The photographic report also gave an indication of the roof membranes condition – allowing the Parrish to make their own decision of temporarily patching and planning for its’ eventual replacement rather than be a ‘shock cost’ to the Parrish when a major failure is discovered.
We also notified the Parrish of issues such as blocked drains/outlets and general debris that had landed on the roof; removing what we could readily access at the time.
