Goal:
For weeks an elusive breach in the Mechanical Plant area of the Main Reception Building had been leaking through to an education space below. Separate to the main contract underway at the time, the school asked Naylor Love to resolve a leak issue that had been present for some time who subsequently engaged a waterproofing contractor to resolve the issue. The contractor utilised flood testing to find the source of the leak. Suspected areas were identified and repairs were made, but the leak remained. The suspected area had a scupper outlet through a wall which was not only flowing uphill but was not level with the floor of the internal gutter. This mean the gutter was holding a reservoir of water up to 50mm deep along approximately 1200mm. This resulted in water draining through the breach and into the building – damaging all it encountered.
Outcome / Solution:
The primary breach location was located within a matter of minutes - that being a failure between the scupper outlet and the membrane itself. Additionally, another two failures were found adjacent to the first breach at the base of the gutter 150mm away.
The decision was made to continue scanning the immediate area to ensure there were not potential further locations feeding to the leak. As a result, a further seven locations were found within an area of approximately twenty square meters.
Our photographic report provided a clear indication of what each breach entailed and where each breach was located.
Naylor Love were able to provide this report to their waterproofing contractor to resolve the breach points indicated by Detec NZ.
Following the repairs we returned to site to confirm the works had been successfully completed and could provide a ‘clean bill of health’ to the affected area.
Thanks to contacting Detec New Zealand, the breaches were found quickly and the leaks resolved almost as fast!
